When you decide to work with a Concierge agent, whether to sell your home or buy a new home, you can expect some of the following services to be performed by your agent:

 

 SELLING YOUR HOME

Agent Pre-Listing Activities


1. Make appointment with you for listing presentation.
2. Send a written or e-mail confirmation of appointment and call to confirm.
3. Research all comparable currently listed properties.
4. Research sales activity for past 6 months from MLS and public databases.
5. Research “average days on market” for properties similar in type, price and location.
6. Prepare “comparable market analysis” (CMA) to establish market value.
7. Research property’s current use and zoning.
8. Prepare listing presentation package with above materials.
9. Confirm current public schools and explain their impact on market value.

 

 

Listing Appointment Presentation


10. Give you an overview of current market conditions and projections.
11. Present CMA results, including comparables, solds, current listings and expireds.
12. Explain market power and benefits of multiple listing service.
13. Explain market power of Web marketing, REALTOR.com.
14. Explain agent’s role in screening qualified buyers to protect against curiosity seekers.
15. Explain different agency relationships and determine seller’s preference.
16. Review all clauses in listing contract 

 

After Listing Agreement is Signed 


17. Measure interior room sizes.
18. Confirm lot size via owner’s copy of certified survey or use public records.
19. Obtain house plans, if applicable and available.
20. Review house plans, make copy.
21. Prepare showing instructions for buyers’ agents and agree on showing time with seller.
22. Review current appraisal if available.
23. Calculate average utility usage from last 12 months of bills.
24. Research and verify city sewer/septic tank system. Discuss Title 5 requirements.
25. Calculate average water system fees or rates from last 12 months of bills.
26. Verify security system, terms of service.
27. Ascertain need for lead-based paint disclosure.
28. Prepare detailed list of property amenities and assess market impact.
29. Prepare detailed list of property’s “Inclusions & Conveyances with Sale.”
30. Complete list of completed repairs and maintenance items.
31. Have extra key made for lockbox.
32. Review results of Curb Appeal Assessment with seller and suggest improvements for      salability.

 

 

Listing on MLS and Other Real Estate Internet Sites

The next steps involve listing your property on MLS, Zillow, Trulia, realtor.com and other web sites to enhance the marketing of your property. Once we have an offer for your property, the agent will walk you through all the details so you can make an intelligent decision on whether to accept or reject the Offer.

                                                      

 BUYING A HOME

There are various methods a real estate agent can be employed by a buyer.

Some agents work as a:

1) Facilitator (does not represent the buyer or seller in the transaction);

2) Designated seller's or buyer's agent (designated by another real estate agent to represent either buyer or seller);  

3. Dual agent (representing both buyer and seller in the same transaction); or 

4. Buyer's agent - this occurs when the buyer becomes the agent's client.

The duty the Concierge agent owes to the buyer is undivided loyalty, reasonable care, disclosure, obedience to lawful instruction, confidentiality and accountability, provided, however, that the agent must disclose known material defects in the real estate. The agent must put the buyer's interests first and negotiate for the best price and terms for their client, the buyer.
